Please contact us first for advice when you decide to put your property on the market. THE TRANSACTION The Buying Process Stage 1 Your offer is accepted by the Seller You contact us to instruct us to proceed We submit our Terms and Conditions to you and request monies in respect of search fees. Stage 2 We obtain a Contract pack from the Seller’s Solicitors. Then we investigate the title to the property and raise any necessary enquiries. Next, we apply for searches. These include: Local, Drainage, Mining and Environmental. Stage 3 From the sale proceeds, we’ll repay your existing mortgage, pay the Estate Agent’s account, deduct the legal fees and disbursements and account to you for the balance of the sale monies. This is usually paid direct into your bank account on the day of completion. We look forward to making your transaction as stress-free as possible. Once all searches are made and we’ve received a response to our enquiries together with your formal mortgage offer, we’ll be in touch to make an appointment at our offices to discuss the transaction (if this isn’t convenient for you, we’ll report to you by post or e mail). Stage 4 Once we’ve discussed the transaction and you’ve confirmed you wish to proceed, we’ll agree a completion date with the Seller’s Solicitors. Then we move on to what’s called an Exchange of Contracts. This means that both parties are legally bound to proceed to completion and a deposit is paid to the Seller’s Solicitors. Next, we apply for the release of your mortgage funds and ask you for any shortfall (if that’s required). Stage 5 On the completion date everyone’s agreed to, we receive the funds from your Lender and the purchase monies are telegraphically transferred to the Seller’s Solicitor’s bank. Once the Seller’s Solicitors confirm receipt of the monies, completion takes place and we contact you to confirm you may now collect the keys to the property (usually from the Estate Agents) and move in. Stage 6 We then carry out the post completion matters and have the property registered into your name at the Land Registry. Once registration’s completed, we send your Lender a copy of the title deed, with any documents that may be required. Top Selling Stage 1 You accept an offer. You instruct us to proceed. We submit our Terms and Conditions to you and enquire as to the whereabouts of your title deeds. We’ll ask you to complete a Seller’s Property Information Form and a Fixtures and Fittings Form. Stage 2 We obtain the title deeds and draft Contract documentation. We’ll submit this together with your completed Seller’s Property Information form and Fixtures and Fittings Form to the Buyer’s Solicitor. The Buyer’s Solicitor may raise further enquiries which we’d discuss with you. Stage 3 We send you a Contract and Transfer for your signature and ask you for a suitable date for completion. Stage 4 Once this date’s agreed, we proceed to an Exchange of Contracts. We receive a signed Contract and deposit monies from the Buyer’s Solicitors Once Contracts have been exchanged, both parties are legally bound to proceed to completion Stage 5 We contact your existing Lender for a redemption figure in respect of your mortgage (where applicable) and request your Estate Agent’s account (where applicable) Stage 6 On Completion day, we receive the balance purchase monies from the Seller’s Solicitors and send them the executed Transfer and deeds to the property. We’ll contact you to confirm we’ve received the monies. You must hand the keys to the Estate Agent or the Buyer directly.
